Management by Beco

Independent hotel management

Independent hotel management is third-party management for a hotel with no brand flag, so the owner pays no brand fees and controls distribution and guest data. Beco Collective runs the hotel for the owner and builds the revenue, marketing and booking engine stack an independent needs to compete with branded comp sets.

Questions owners ask us

How much does independent hotel management cost?

Beco charges a 3% base management fee on total revenue, plus incentive fees, and a fixed per-key fee for back office support. As an independent, the hotel pays no brand fees on top of that.

How does an independent hotel compete with branded hotels?

With its own revenue, marketing and booking engine stack in place of a brand's. Beco builds that stack for the hotel and reviews pricing, channel mix and forecasting against the STR comp set every week.

Who owns the guest data at an independent hotel?

The owner. Beco selects the PMS, revenue and guest data systems for the property, and the data stays with the owner.

Should my independent hotel join a brand?

Sometimes it should. We are brand-agnostic, so if a soft brand or a full flag would earn the owner a better return, we will run the numbers and say so.
